A façade is a contract with the city. Materials, fenestration, and maintenance tell you who has invested — and how recently.

The best addresses rarely shout. They hold the line of the terrace, keep their ironwork honest, and let the door do the speaking.

The evidence is at eye level

Before a viewing, slow down at the pavement. Are the window reveals crisp or softened by repeated paintwork? Does the pointing sit comfortably with the brick? Has the rainwater system been cared for, or merely painted over? None of these details is a verdict on its own. Together, they form a record of attention.

We are not looking for perfection. Older houses should show their age. The question is whether repairs have respected the building’s scale and material logic. A well-kept façade suggests an owner who understood that maintenance is not cosmetic; it is a form of stewardship.
